SOLD  31.4 Acres and 1,500ft of Seafront where the Sibun River meets the Caribbean Sea

  • $ 290,000 USD
  • 22951

This pristine seafront property boasts over 31 acres of natural forested land and offers over 1,500 ft of sandy beachfront less than a half a mile north of where the Sibun River meets the Caribbean Sea. The property features coconut palm-filled beachfront with virtually no mangroves and provides solid, dry land along the coast that stretches westward towards a protective ridge at the back facing Boom Creek and the Jones Lagoon.

Shifting tides in this area can conceal and expose as much as 75 ft on a sandbar along the beach, which can provide abundant sand for reclamation and development of the beachfront. Depths in the area range between 3 to 5 ft up to 150 ft out. The property is approximately 6.5 miles from Belize City by boat and just 2.5 miles from a marina located near Mile 5 along the George Price Highway.

The property is currently only accessible by boat, either from the north via Old Belize and Belize City or from the south through a path that will take you along the Burdon Canal into the Jones Lagoon, through Boom Creek to the Sibun River mouth and out to the Caribbean. There are no utilities or infrastructure on the property. Wind and solar power backed by diesel generators would be the sources for electricity, while a rainwater catchment and storage system would be necessary for water.

While not yet developed, this property sits just a few miles north of a planned roadway that will be established to access an approved port located approximately 3 miles to the south. This development is expected to bring direct road access along the western boundary and potentially direct access to electricity and water services as well.
