Empty lot: $500 per year (starts right after you buy).
After 24 months or if you start building, the fee changes:
- $1 per square foot of your home’s size, per year.
- If you haven’t started building by 24 months, they charge based on the minimum allowed home size:
-- 2,400 sq. ft. for most lots.
-- 4,000 sq. ft. for certain larger lots (lots 29–45 & 91–132).

2. What the fees pay for
- Upkeep of community areas (landscaping, lighting, gates, streets, parking, signs).
- Mowing and clearing your lot before and after construction.
- Running costs like legal work, collecting fees, and enforcing rules.
- Maintenance of hotel amenities (pool, tour desk, etc.) You can use them, but they might charge a small membership fee in the future.
